The University of Florida (“UF” or “University”) will be issuing an ITN to engage a developer to deliver the initial series of student housing projects identified in Housing & Residence Life’s (“HRL”) 10-year capital plan. The approach to the partnership is a fee for development structure (“Fee Developer”), in which the Developer will be compensated for overseeing the initial capital projects that will be financed by the University. Developers will be requested to propose a developer-led team that includes the design and construction partners. The University is looking for developers with previous experience and expertise in collaborating with universities for the delivery of on-campus housing.
The selected Developer will be responsible for delivering the first series of projects (the “Initial Projects”) identified as part of the 10-year capital plan. The Initial Projects focus on redeveloping the sites currently supporting Trusler, Simpson, and Graham Halls (collectively 622 revenue-generating beds) into modern first-year residential communities (approximately 2,200 total beds delivered in fall 2028 and fall 2029) that will meet the needs of future UF students. UF will be financing the projects and assuming all operating responsibilities upon completion.
Interested parties should be aware of the following ITN milestone dates (dates subject to change at University’s discretion):
- ITN Launch: January 15, 2025 on UF’s Procurement website
- Optional Pre-Proposal Conference (via Zoom): January 22, 2025 (time TBD)
- Optional Pre-Proposal Site Visit: January 30, 2025
- Submission Deadline: March 3, 2025
- Developer Presentation (in person – by invitation only): Week of March 31, 2025
